Used to be a great spot when first built and nothing else around it. Now it has TWO Hotel Rui's, one on either side that are very noisy at night and very busy during the day. Too bad, so sad, peace and quiet no longer. New building is very nice but way too expensive for location. Original building desperatly needs upgrading and poorly designed central hallway that echoes noise to the second bedroom. Kitchen in older buildings is very limited and poorly designed. Plumbing in older building is an ongoing problem. Nice pool area but pool isn't heated at all and is very cold for swimming. No paved road in and grounds around the back of the building are always messy or under some sort of construction. Nice beach for walking but getting very busy with all the development along the beach.

Location used to be great until Hotel Riu (5-Star All-Inclusive) moved next door, on both sides too! Thus can be a little noisy at times and beach is busy with people - no beach traders though, as the wall is too high so they leave you alone. Small complex with really great people, friendly, and nice pool except way too cold for most people to comfortably swim in (not heated). Road into property is terrible, not sure why they haven't paved one. A bit too far from Paradise Village Shopping Centre to walk and same for the great fishing village of Bucerias with all it's charm. New building is very posh but expensive, older building in desperate need of upgrades. Bang for you buck in new building - way too expensive and limited units on right side of building facing away from noisy Hotel Riu. Also no amenities to speak of other than pool - not even paved parking! Hello, get with the times!
